What income, credit, and screening qualifications are needed to apply?
All applicants must be 18 or older, provide a government-issued ID, and successfully pass both credit and criminal background checks. You will also need to verify your past rental history and show a combined household income equal to three times the monthly rent to qualify for a home here.
How long does the application approval process typically take?
Application results are usually ready on the exact same day you apply! This lightning-fast turnaround lets you jump right into planning your upcoming move without any stressful waiting periods.
What are your available lease terms and lengths?
We offer flexible lease agreements ranging from 3 to 18 months based on your chosen floor plan. This awesome variety gives you the freedom to pick a timeline that perfectly matches your active lifestyle!
What is the total estimated cost due at move-in (deposits & fees)?
Initial move-in costs feature a $150 administration fee, a standard security deposit between $150 and $450, plus your prorated first month's rent. Keep in mind that additional deposits might apply depending on your specific approval conditions.
Are security deposits refundable?
Security deposits are completely refundable at the end of your residency. Deductions only occur if there is an outstanding balance, property damage, or a required cleaning charge after you move out.
What is the penalty for breaking a lease, or do you allow lease transfers?
Moving out before your lease expires incurs a termination fee alongside a charge-back for any previously received concessions. Please note that subletting or transferring your agreement to another person is strictly prohibited in our community.
Is there a late fee for overdue payments? Is there a grace period?
Late rent payments incur a $75 fee starting on the 4th of the month, with an additional $15 charge for each subsequent day. We highly recommend utilizing the auto-pay feature in the resident portal to ensure your payments are always on time!
Are corporate rentals available?
All lease agreements must be registered under an individual's name rather than a corporate entity. While we do not offer dedicated corporate housing, our flexible lease terms are a great fit for professionals relocating to the area!
Are there additional monthly fees not included in rent?
Residents are responsible for a combined $30 monthly fee that covers trash, pest control, and parcel services. This straightforward charge is billed alongside your rent to support these everyday community conveniences.
Are pets allowed, and what are the restrictions/fees?
Our community welcomes up to two pets per home with absolutely no weight limits! We do prohibit aggressive breeds and dogs with bite histories, and require a $250 non-refundable fee, a $20 monthly pet rent per animal, and an active $30 annual PetScreening profile.
Is renter's insurance required?
All residents must carry a minimum of $100,000 in renter's liability insurance throughout their entire stay. This essential coverage ensures peace of mind and protects your personal belongings in your new space!
Is this a smoke-free community?
Smoking is strictly prohibited in all shared common areas and within our designated smoke-free buildings. This policy helps us maintain a clean, fresh environment for everyone to enjoy.

What are the occupancy limits?
